Regulations
Building Regulation drawings are not the same as the plans required for a Planning Application. They show details of the construction method and materials used. There is not one single way to build any development - there are many different materials that can be used and different construction methods.
We do not recommend producing Building Regulation drawings before Planning Permission has been approved, for a number of reasons :
1 : Drawings are often not required - a Building Control Officer, usually directly from the Local Authority will be appointed to inspect the build at key stage points, where the work will be signed off. The appointed builder will usually liaise with Building Control to discuss the preferred method of construction.
2 : Many builders have their preferred method of construction.
3 : If there are structural calculations required for specific elements, such as for a beam where and opening in a structural way is specified as part of the Planning Proposal, and during the planning process an amendment is made to satisfy the Planning Officer, any structural calculations and drawings would also have to be changed, resulting in additional costs.
