A Full Planning Application is made for a range of substantial developments, which do not fall into the scope of a Householder Planning Application.
These include, but are not limited to :
- Any works related to a flat
- Changing the number of dwellings within a building ( eg, converting a single house to flats )
- Changing all or part of a property to non residential use.
- Demolition of building.
There are many other forms of development which require Full Planning Permission, so it is always advisable to check before you undertake any development.
Whats involved?
Upon instruction, we complete a measured survey of your property and produce plans and elevation drawings, showing the existing and the proposed. The application is made directly to the Local Authority using the Government's Planning Portal. Along with the plans and elevation drawings, mapping showing the development property is always required, and in some circumstances, additional mapping, such as block plans are required. Occasionally supplementary documentation is required, especially if the property is in a Conservation Area, or National Park.
How long does it take?
From instruction, we aim to undertake the survey and complete all plans, documents and submission to the Local Authority with 7 days. Once the application has been validated, allow 12 weeks for a decision. There has to be a statutory period to allow for public consultation. Most applications are straightforward, however occasionally the decision needs to made by a Planning Committee as opposed to directly by the planning team.
In order to prevent time being wasted, we actively engage with the appointed planning officer during the process in order to intervene and make changes to the proposed scheme if there is an indication that the application could fail.
We manage the whole process
Our work doesn't end when your plans and application are complete and have been submitted. We deal with every element of the process, including arranging site visits by the appointed Planning Officer. Your main involvement will be discussing and agreeing to the design at survey stage - we endeavour to make the process interesting and enjoyable.
