We do not take deposits or stage payments. We take a single
payment when all the plans and associated documents are
ready for submission to the Local Authority.
What if the application is unsuccessful?
If we are unsuccessful and the application is refused, we can address the reasons for refusal and complete a redesign and resubmission. This will not incur any additional fees. If you decide not to proceed, we simply cancel the contract and you do not need to make any payment to us.
Our fees are clear. You will receive a contract which gives the exact inclusive fees before you decide to instruct us. Once the application is approved and you have Planning Permission we ask that the fees are paid within 3 working days. Our fees are broadly comparable with other companies.
We don't take on every proposal :
We are only able to take on a limited amount of work. We choose potential proposals based on our opinion of it's likely success. If we think there is too much risk of refusal, we will decline instruction. This does not mean that your scheme will not get planning permission, it could be that we currently have a full capacity of work, or that in our opinion there is too greater risk of failure.






High success rate
Because we only charge our fee when the Planning Application is successful, we work hard to ensure that success.

Our schemes are developed with reference to the Local Plan, and our application submissions are clear, detailed and include information frequently missed out - for example specifications for proposed materials for Permitted Development applications.

Once an application has been validated and assigned to a Case Officer, we ensure we communicate to ensure there are no issues with the proposal. If there are potential problems with the application we can make any adjustments to help ensure success whilst the application is live.

7 Day submission aim
There are three main stages to the pre-application process:
​
1 : We visit the property to discuss what it is you want to develop, and we complete a measured survey.
​
2 : We produce plans showing the existing and proposed development.
​
3 : We make any changes to the proposal that you require before putting the plans, mapping and any supplementary material into an application, which is then submitted online through the Governments Planning Portal, which is then assigned to the Local Authority.

We aim for this whole process to be completed within 7 days.
​
Once the application is with the Local Authority, it goes through a 'validation' process to ensure it is correct, the plans and mapping are accurate and the whole application is complete.

Once validated, the application is assigned to a Case Officer for decision. This stage of the process takes between 8-12 weeks. We cannot speed this process up, unless the route to decision is dependent on information which we can provide - if this is the case, we do this quickly.

High Quality Plans
The Plans usually show elevation drawings and floor plans of the existing property and of the proposal. Usually the elevations drawings show the front, back and one or both sides. There may also be a roof plan. These drawings need to be accurate and to scale, and show every room, even if the proposal doesn't include that space.

Mitchell Wood have developed a unique way of producing plans which show a level of detail competitors don't. This is especially important for listed or ancient buildings, and help contribute to our success rate.

Architectural Modelling
We offer an optional 3D architectural model for every relevant scheme. These provide a powerful way to demonstrate a proposal to neighbours and builders.
​
Architectural plans are often difficult to interpret even for experienced planners, especially where there are alterations to the roof line, or where proposed elevation changed are obscured behind adjacent walls. A 3D model showing the existing and proposed development can make the plans significantly clearer.
​

We are equipped with 3D printers and laser cutters capable of producing class-leading models.
